Project Overview
Location & Connectivity
Techlink sits within the established Kaki Bukit Industrial Estate in District 14, on a corner plot facing Kaki Bukit Road 3 at its junction with Kaki Bukit Avenue 1. The estate has been a fixture of Singapore’s light-to-medium industrial landscape since the 1990s and continues to house a dense mix of manufacturing, logistics, and technology occupiers, giving the immediate area a settled, working-industrial character rather than the raw feel of a newly reclaimed park.
Connectivity is a core selling point. Kaki Bukit MRT station on the Downtown Line is roughly a five-minute sheltered walk away, while Ubi and Eunos stations provide alternate access to the Downtown and East-West Lines respectively. Drivers reach the Pan-Island Expressway and Kallang-Paya Lebar Expressway within minutes, putting the CBD roughly 20 minutes away and Changi Airport a similar distance in the opposite direction — a genuinely useful combination for occupiers who move both staff and goods.
The surrounding estate offers everyday amenities that reduce friction for staff working long shifts: a food court and cafeteria within the building itself, plus nearby coffee shops, minimarts, ATMs and NTUC Fairprice and Giant supermarkets within a short drive. Kembangan Plaza adds a wider retail and F&B option nearby, while several primary schools in the Eunos/Telok Kurau catchment sit within a few kilometres for staff with families.

Building & Facilities
Techlink comprises a seven-storey Main Block and a lower Annex Block, connected internally, with a basement car park serving both. The building was purpose-designed for semiconductor, IT and electronics activity, which shows in its heavier floor loadings — up to 12.5 kN/sqm on the second and third storeys of the Main Block — and its generous floor-to-floor heights of up to 6.0m on the lower levels, tapering to a still-workable 4.4–4.6m on upper floors.
Vertical transport is comparatively strong for a building of this vintage: the Main Block runs six passenger lifts and seven heavy-duty cargo lifts rated at 4,000kg each, supplemented by dedicated passenger and service lifts in the Annex Block. Ground-level loading bays with dock-leveller access accommodate 20-footer and 40-footer vehicles via a separate heavy-vehicle entrance, keeping goods movement away from the main pedestrian lobby. Common areas — lobbies, corridors and washrooms — are air-conditioned and maintained by an on-site estate team.
The building underwent asset enhancement works in 2015 and carries Green Mark Gold Plus certification, which typically translates into lower shared utility costs and better environmental performance than an unrenovated 1990s-era industrial block. As with any building of this age, prospective buyers and tenants should still commission an independent technical due-diligence check — covering M&E systems, waterproofing, and any outstanding MCST upgrading works — before committing.
Unit Types & Floor Plan Notes
Techlink’s unit mix runs from compact showroom-style spaces on the ground floor to full-floor plates suited to larger manufacturing or back-office operations. Owner Ascendas REIT (CapitaLand Ascendas REIT) has kept the stack fairly standardised, which simplifies comparison across floors and makes it easier to combine adjoining units for occupiers that outgrow a single lot.
≈1,100 – 2,300 sqft
Entry-level units suited to small workshops, servicing bays, or back-office support functions. Typically the most liquid segment for owner-occupiers with modest headcounts.
≈3,200 – 4,200 sqft
The most commonly transacted band, popular with precision-engineering and light-assembly tenants who need dedicated office plus production floor within one lot.
≈5,700 – 6,600 sqft
Larger single-lot units on upper floors, favoured by IT, electronics and R&D occupiers that want a contiguous floor plate with heavier power and floor loading.
≈630 – 1,700 sqft
Street-facing units with strong road visibility from Kaki Bukit Road 3 and Kaki Bukit Avenue 1, well suited to showroom, F&B or customer-facing service uses.
Investment Case
Techlink’s appeal rests on a rare combination for a 1990s-vintage B2 building: strong MRT proximity, heavy-duty specifications, and REIT-grade upkeep under Ascendas REIT’s asset management. That said, the building’s remaining lease and its position within a large, fairly liquid industrial estate mean returns are more likely to come from steady rental income than from sharp capital appreciation.
What Works
- Five-minute sheltered walk to Kaki Bukit MRT — a genuine rarity among older B2 stock
- Heavy floor loading and cargo-lift capacity suit a wide range of industrial and tech uses
- REIT ownership (Ascendas REIT) generally means disciplined common-area maintenance
- Green Mark Gold Plus certification and 2015 AEI works keep running costs competitive
- Deep, liquid B2 rental and resale market within the wider Kaki Bukit estate
What to Weigh Carefully
- Leasehold tenure with roughly three decades already elapsed will affect financing tenure
- B2 zoning restricts use to industrial and closely related ancillary activities only
- Older M&E and building services may require capex over a longer holding period
- Upper-floor ceiling heights (4.4–4.6m) are workable but not as generous as newer high-spec builds
- En-bloc potential is limited given fragmented, REIT-controlled ownership structure
Who This Suits
Techlink is best suited to owner-occupiers and investors targeting stable, MRT-linked B2 industrial space rather than speculative capital gains. Precision-engineering firms, electronics and semiconductor-adjacent operators, IT and software teams needing a hybrid office-plus-workshop footprint, and logistics or distribution businesses that value the dedicated loading-bay access will likely find the specifications a good match. Investors seeking steady rental yield from a well-maintained, REIT-managed building — rather than an en-bloc or redevelopment play — are the natural buyer profile here.
