Project Overview
Location & Connectivity
Henderson Industrial Park occupies the junction of Henderson Road and Jalan Bukit Merah in the Bukit Merah planning area, wedged between the established residential enclave of Tiong Bahru to the north and the Alexandra light-industrial belt to the south. This city-fringe position, roughly ten to fifteen minutes by road from the Central Business District, has long made the estate one of the more accessible strata-industrial addresses in District 3.
The estate is served by the East-West Line, with Tiong Bahru (EW17) and Redhill (EW18) MRT stations both within a comfortable walk or short bus ride, alongside several bus services running along Henderson Road itself. Drivers reach the Ayer Rajah Expressway (AYE) within minutes, giving direct links to Jurong, one-north, the CBD and Changi.
Amenities within the immediate vicinity include Tiong Bahru Plaza, Bukit Merah Market & Food Centre and several NTUC FairPrice and Giant outlets, while IKEA Alexandra and the Anchorpoint retail cluster sit a short drive away. The proximity to Mapletree Business City, one-north and Science Park also places the estate within reach of Singapore’s knowledge-economy demand base.

Building & Facilities
The estate comprises ten strata blocks arranged across a landscaped compound — five terraced factory blocks, three flatted factory blocks and supporting amenity structures. Descon Chartered Architects and Planners designed the original layout with an unusually high proportion of greenery for an industrial estate of its era, softening the visual mass of the factory blocks and giving the cluster a lower-density feel than typical flatted-factory developments.
Each block is strata-titled and managed under its own Management Corporation Strata Title (MCST), meaning facilities standards, sinking-fund positions and maintenance quality can vary meaningfully from block to block. Terraced blocks generally offer direct ground-floor vehicle access with roller-shutter loading bays, while the flatted factory blocks are served by cargo lifts to upper floors. On-site car parking is available within the compound, supplemented by roadside parking along Henderson Road.
Given the estate’s age, prospective buyers should commission an independent structural and M&E condition survey, review the relevant block’s MCST accounts and any planned upgrading or repair works, and verify the specific unit’s fire safety certification and approved use class with the authorities before committing to a purchase.
Unit Types & Floor Plan Notes
Because the estate spans ten independently built and managed blocks, unit configurations vary more than in a single-developer project. Broadly, stock falls into four categories by floor level and intended use, summarised below alongside indicative specifications drawn from the terraced and flatted-factory typologies typical of the estate.
≈1,600 – 3,200 sqft
Factory/showroom units with roller-shutter vehicle access, suited to light assembly, trade showrooms or ancillary retail uses, subject to approval.
≈1,100 – 2,700 sqft
Standard flatted-factory floorplates served by cargo lift, typically fitted with basic M&E provisions for light manufacturing or storage.
≈2,000 – 8,400 sqft
Larger-footprint warehouse/logistics units favoured by distribution occupiers requiring dock-level or ground-level loading access.
≈600 – 1,200 sqft
Smaller office-annex units suited to back-office functions supporting an adjoining factory or warehouse unit.
Investment Case
Henderson Industrial Park’s core appeal is its rare combination of freehold tenure and a District 3 city-fringe address, set against the practical realities of an estate now approaching four decades of age and fragmented across ten separate strata managements.
What Works
- Rare freehold tenure within a B1 industrial cluster inside the city-fringe belt
- Established occupier base with decades of trading history
- Strong public transport access via Tiong Bahru and Redhill MRT stations
- Landscaped, lower-density estate layout that stands apart from standard flatted-factory stock
- Proximity to the Alexandra/one-north knowledge-economy cluster supports long-run occupier demand
What to Weigh Carefully
- Building age implies higher upkeep and M&E replacement costs versus newer industrial stock
- Ten separate MCSTs create inconsistent maintenance standards and sinking-fund positions across blocks
- Limited large-floorplate options compared with purpose-built modern logistics facilities
- Redevelopment or en-bloc potential is constrained by fragmented strata ownership across ten blocks
- Resale liquidity varies significantly by block, floor level and unit condition
Who This Suits
Henderson Industrial Park tends to suit owner-occupiers and long-horizon investors who value freehold tenure and a central, well-connected location over the larger floorplates and modern specifications of purpose-built logistics parks. Light manufacturers, trade showroom operators, workshop businesses and small-to-mid-sized warehousing or distribution operators are typical fits, particularly those who prioritise proximity to the CBD, Alexandra and one-north over dock-height loading or column-free spans. Buyers should budget for age-related upgrading works and pay close attention to the individual block’s MCST health before committing.
