These Regulatory Disclosures explain how regulated services referenced on SingaporeCommercialProperty.com.sg are delivered, and by whom, so you understand the roles of the Platform and its licensed professional partners.

1. Role of the Platform
SingaporeCommercialProperty.com.sg is an administrative and technology platform. It publishes information and coordinates introductions to professional partners. The Platform itself does not carry on any regulated activity and does not hold itself out as a licensed estate agency, Corporate Service Provider, insurer, insurance intermediary or financial adviser.
Regulated services are fulfilled exclusively by legally licensed and appropriately registered professional partners. Full partner credentials, registration numbers, service scope and applicable fees are disclosed to clients upon formal engagement.
2. Property Advisory Services
Property advisory services are provided by agents from PropNex Realty Pte Ltd, CEA Licence No. L3008022J. Estate agency work in Singapore is regulated by the Council for Estate Agencies (CEA). Individual salespersons are registered with the CEA and act under the estate agent’s licence and the CEA’s regulations, including the prescribed estate agency agreements and code of practice.
3. Corporate, Secretarial and Filing Services
Regulated corporate-secretarial, incorporation and official filing services are fulfilled exclusively by legally licensed and ACRA-registered Corporate Service Provider (CSP) partners. In Singapore, Corporate Service Providers and Registered Filing Agents are regulated by the Accounting and Corporate Regulatory Authority (ACRA) and are subject to statutory obligations including customer due diligence and anti-money-laundering requirements.
4. Insurance and Financial Matters
Where business insurance or other financial products are referenced, they are arranged only through appropriately licensed insurance intermediaries or financial institutions. Such activities in Singapore are regulated by the Monetary Authority of Singapore (MAS). The Platform does not itself provide financial advice or arrange insurance, and any product recommendation is made by the licensed intermediary appointed for the engagement.
5. Family Office and Relocation Support
Family-office property solutions and Singapore relocation coordination provided through the Platform are administrative and coordination services. Any regulated element — such as fund-management structuring, tax advice, immigration or employment-pass applications, or legal work — is handled by the relevant licensed or qualified professional (for example, MAS-licensed fund managers, tax advisers, or immigration and legal professionals) under their own engagement.
6. No Regulatory Endorsement
References to regulators such as CEA, ACRA, MAS, IRAS or the PDPC are for informational purposes only. They do not imply any endorsement, approval or sponsorship of the Platform or its content by those authorities.
7. Fees and Engagement
Applicable fees, the scope of services, and the identity and credentials of the professional partner responsible for your matter are disclosed before or at the point of formal engagement. You should review and agree to each partner’s own terms of engagement before proceeding.
8. Complaints and Contact
If you have a concern about a regulated service, you may raise it with us and, where appropriate, with the responsible licensed partner. Matters may also be referred to the relevant regulator — the CEA for estate agency work, ACRA for corporate-service and filing matters, MAS for insurance and financial matters, and the PDPC for personal-data matters.
