Logistics and Warehouse Demand: Where the Growth Is

E-commerce fulfilment, cold chain and regional distribution — the segments driving Singapore warehouse take-up and what it means for rents.

Logistics warehouse facility

Singapore’s logistics property market continues to outperform the broader industrial sector, with prime ramp-up warehouse space near full occupancy and rents setting successive record highs through late 2025 and into 2026.

Three demand engines stand out. Regional distribution centres serving Southeast Asia value Singapore’s connectivity and rule of law; e-commerce fulfilment operators need high-specification space close to the population; and cold-chain users — from food distribution to pharmaceuticals — compete for a genuinely scarce pool of temperature-controlled stock.

For occupiers, the practical reality is that prime logistics space must be secured well ahead of need, with pre-commitment on new developments increasingly common. Older, lower-specification warehouses offer cheaper alternatives but often at the cost of floor loading, ceiling height and vehicle access.

Investors eyeing the sector should distinguish between single-tenant sale-and-leaseback assets, which price off covenant strength, and multi-tenant facilities, where active management of the rent roll drives returns.
