Project Overview
Location & Connectivity
Bugis Cube sits on the southern side of North Bridge Road, opposite Bugis Junction and a short walk from Bugis Street market. The address falls inside the Downtown Core, where the Bras Basah arts belt meets the shophouse grid around Liang Seah Street. Frontage is the asset here: the plot measures only 11,615 sq ft.
Bugis MRT interchange, serving the East West and Downtown lines, is about a three-minute walk. Bras Basah, Esplanade, and City Hall are within roughly ten minutes on foot, giving the building four station codes in a comfortable radius. Bus stops sit at the door, and drivers come in via Middle Road and Beach Road, with the ECP and MCE close by.
The catchment does most of the work. Bugis Junction, Bugis+, and Duo Galleria pull weekend traffic; offices at Guoco Midtown and South Beach supply weekday spend; students from SMU and NAFA add an evening layer.

Building & Facilities
Completed in 2013 on the site of the former North Bridge Commercial Complex, the block reads as boutique rather than mall. Six levels carry 119 strata-titled shops within a verified gross floor area of about 66,614 sq ft, a plot ratio near 5.7 against the 4.2 the Master Plan allows. An older description cites 97 units, so listing figures vary.
Common areas are air-conditioned and lift-served, with escalators on the lower levels. Vertical circulation is estimated at two passenger lifts plus a service lift, since no published specification exists. Parking runs to 22 lots off North Bridge Road, and deliveries use the car park ramp rather than a dedicated loading dock.
Fit-out condition varies sharply because most units change hands tenanted. Water points, grease traps, and condenser space separate a salon-ready shop from one needing re-plumbing, and all three are worth confirming on site. Buyers should also read the MCST by-laws on operating hours and entertainment use.
Unit Types & Floor Plan Notes
Strata areas run from about 129 sq ft to 635 sq ft, putting most stock in kiosk and small-shop territory. Some owners have amalgamated adjoining lots, and one 7,330 sq ft floor plate of 23 titles has been marketed whole.
≈129 – 200 sq ft
Entry-level lots for nail bars, phone repair, and single-chair services. Smallest cheque, highest psf, little flexibility.
≈250 – 365 sq ft
The core of the stock and the most traded band. Transactions cluster here, and most lots carry a water point.
≈400 – 635 sq ft
Larger lower-level lots with road visibility. Stronger rent psf, slower to resell.
≈7,330 sq ft
A whole-floor holding of 23 titles, previously fitted as an entertainment venue with 28 rooms.
Investment Case
The pitch is straightforward: a small cheque buys a titled shop in one of Singapore’s busiest retail catchments, with no residential stamp duty overlay and a lease long enough to treat as perpetual. The counter-argument is about yield and resale depth.
What Works
- 999-year tenure removes lease-decay risk from valuation and financing.
- Three minutes from a two-line MRT interchange.
- Cheque sizes from roughly S$1.3 million suit individual buyers.
- Commercial title means no ABSD, no SSD, and no foreign ownership restriction.
- Tenant base of salons and F&B is locally driven, not tourist-only.
What to Weigh Carefully
- Gross yields near 2.6 to 3.4 per cent are thin against financing costs.
- Recorded prices near S$3,000 psf sit well below several askings.
- Upper-level units depend on shoppers going past the second floor.
- Existing floor area exceeds the 4.2 plot ratio, weakening redevelopment.
- Two collective sale attempts at S$230 million drew no bids.
Who This Suits
This fits owner-occupiers in personal services who want to stop paying rent in the Bugis belt and can use a 250 to 400 sq ft shop: hair, nails, aesthetics, TCM, tuition, small clinics. It also suits private investors valuing commercial title and long tenure over headline yield. It suits speculators far less, since buying for a collective sale payout means betting against two failed tenders.
