Project Overview
Location & Connectivity
Eightrium sits within Changi Business Park (CBP), the 71-hectare business park estate that JTC Corporation launched in 1997 as a purpose-built home for high-technology, R&D and knowledge-intensive occupiers in the east of Singapore. The building occupies a corner position along Changi Business Park Central 1, in the thick of the estate’s cluster of MNC regional offices, alongside neighbours such as Standard Chartered and IBM’s CBP campuses.
Connectivity is the estate’s strongest card. Expo MRT station, serving both the Downtown Line and Circle Line, is roughly a 7-minute walk away, and Upper Changi MRT is a short distance further. By road, the development has direct access onto the Pan Island Expressway and East Coast Parkway, putting Changi Airport under 10 minutes away and the CBD within a 20 to 25-minute drive outside peak hours.
Immediate amenities include Changi City Point shopping mall, the Singapore Expo convention centre, and a spread of food centres, cafes and childcare operators serving the CBP workforce. For occupiers who value airport proximity and a self-contained business park campus over a CBD address, the location case is strong; for investors, it also means demand is closely tied to the fortunes of the broader CBP precinct rather than the city core.

Building & Facilities
Completed in 2007, Eightrium is arranged as two interlinked blocks — an 8-storey East Wing with a typical floor plate of around 17,000 sq ft, and a 6-storey West Wing with a typical floor plate of around 9,000 sq ft — joined by a distinctive 5-storey atrium that gives the building its name and provides the shared circulation and event space referenced in its marketing. Floor-to-floor heights run approximately 4.2 to 5 metres, with floor loading rated at 7.5 kN/m², suitable for a mix of office, light R&D and knowledge-intensive fit-outs.
Common facilities include landscaped gardens on the first, third and rooftop levels, centralised air-conditioning with VRV systems in parts of the building, on-site childcare, and roughly 132 car park lots plus loading and unloading bays. Units are typically handed over partially fitted, and floor plates can be subdivided flexibly from around 1,500 sq ft up to full-floor plates near 20,000 sq ft.
As the building approaches its 20th year, prospective buyers and tenants should factor in age-related due diligence: M&E system condition, common-area upgrading history, and the building’s maintenance track record are worth verifying directly with the MCST or managing agent, particularly given the compressed remaining lease discussed further below.
Unit Types & Floor Plan Notes
Eightrium’s strata layouts span a wide range, from small business-park suites suited to satellite teams up to near-full-floor plates for regional headquarters. The four indicative configurations below reflect the sizes most frequently seen on the resale and leasing market.
≈1,500 – 4,381 sq ft
Entry-level business park suites suited to satellite offices, small R&D teams or professional services outfits wanting a CBP address without full-floor overheads.
≈4,724 – 6,319 sq ft
The most commonly transacted band, typically taken up by growing SMEs and regional support functions needing dedicated meeting and collaboration space.
≈12,831 sq ft
Sized for established occupiers consolidating multiple teams onto a single floor, with capacity for a mix of open-plan desking and enclosed rooms.
≈17,000 – 19,687 sq ft
Near-full-floor plates in the East Wing, the scale typically taken by MNC regional offices and larger R&D or manufacturing-support operations.
Investment Case
Eightrium’s investment case is really two stories in tension: an excellent, well-connected business park location with a proven MNC tenant base, set against a strata lease that now has only around a decade left to run. That combination shapes almost every buyer conversation about this building.
What Works
- Short walk to Expo MRT (Downtown & Circle Lines) and direct PIE/ECP access
- Established MNC and R&D tenant roster supports rental credibility
- Flexible floor plates from ≈1,500 to ≈20,000 sq ft suit varied occupier sizes
- Landscaped, amenity-rich campus setting within CBP, near Changi City Point
- No ABSD on business park/industrial-use strata purchases for most buyer profiles
What to Weigh Carefully
- Only ≈10 years left on the 30-year lease significantly restricts bank financing tenure
- Short residual lease compresses achievable resale value and buyer pool
- Building age (built 2007) means M&E and common-area upgrading history needs checking
- Rental demand is closely tied to CBP precinct-wide occupancy, not city-wide demand
- Lease-end outcome (renewal, reversion to JTC, or redevelopment) is not yet confirmed
Who This Suits
Eightrium tends to suit two distinct buyer or tenant profiles. The first is an owner-occupier business — an R&D team, tech support function, or knowledge-intensive SME — that values the CBP address, airport proximity and flexible floor plates, and is comfortable operating on a shortening lease horizon without needing long-dated financing. The second is a cash-heavy or short-horizon investor comfortable pricing in the lease decay for a higher running yield today, rather than a buyer seeking a 15 to 20-year hold with conventional bank leverage, for whom the residual tenure is likely to be the deciding constraint.
