Project Overview
Location & Connectivity
Nordix sits within the Woodlands Industrial Park E2 precinct, a well-established light-industrial cluster in the north of Singapore that has served manufacturing, engineering and logistics occupiers for well over a decade. The estate is arranged as a series of low- to mid-rise factory blocks with dedicated loading and unloading bays, giving occupiers straightforward access for goods vehicles alongside standard car parking for staff and visitors. Its position within District 27 places it among a dense concentration of similarly zoned B2 developments, which supports a mature, liquid rental and resale market for comparable unit sizes.
Connectivity has strengthened materially with the opening of the Thomson-East Coast Line, which placed Woodlands North MRT (TE1) within roughly a kilometre of the development, supplementing the long-serving Admiralty MRT (NS10) on the North-South Line. For occupiers reliant on private transport or company fleets, the estate is reachable via Woodlands Avenue 9 and Admiralty Road West, both of which feed into the Bukit Timah Expressway network, giving relatively direct access south toward the city and east toward the Seletar / Yishun industrial belt. Multiple bus services also run along Woodlands Avenue 9, supporting workers who commute without a car.
The immediate surroundings are functional rather than lifestyle-oriented, which is typical of a working industrial estate, but there is no shortage of everyday amenities. Sheng Siong Supermarket, Cold Storage and Giant are all within easy reach for supply runs, while nearby coffee shops and food centres, including the Woodlands Auto Hub Food Centre, serve the lunchtime workforce. Retail and banking needs can be met a short drive away at Woodlands Mart, Woodlands North Plaza and 888 Plaza, rounding out a location that prioritises operational convenience over polish.

Building & Facilities
Completed in 2008, Nordix is a multi-user B2 industrial development comprising several low-rise blocks arranged around internal driveways and loading courts. Ceiling heights in typical units run to around 5.5 metres in select ground-floor bays, which has made the development attractive to occupiers running cold-room, cold-storage or racking-intensive operations that need vertical clearance. Floor loading and power provision are broadly in line with what a B2-zoned factory development of this vintage would offer, sufficient for light manufacturing, assembly, workshop and warehousing uses rather than heavy or hazardous industrial processes.
Common facilities are utilitarian: shared driveways sized for container and lorry access, ground-floor loading bays, surface car parking, and standard fire-safety and lift provisions serving upper-floor units. Units are typically handed over in bare-shell or lightly fitted condition, meaning incoming tenants and owners should budget for fit-out, including electrical upgrades, partitioning, and any cold-room or racking installation specific to their operations. The development is managed under an MCST structure (MCST 3540), with a management office on site handling day-to-day estate matters, common-area upkeep and security.
As with any industrial building nearing or past the two-decade mark, prospective buyers and tenants should conduct due diligence on the condition of shared mechanical and electrical systems, the state of the roof and external envelope, and any planned or recent additions and alterations (A&A) works. It is prudent to request the latest MCST accounts, sinking-fund position and any outstanding Building and Construction Authority (BCA) notices before committing, particularly for occupiers with specialised fit-outs that depend on stable power and structural loading.
Unit Types & Floor Plan Notes
Nordix offers a fairly narrow but practical spread of unit sizes, which keeps the development relevant to a consistent band of small and mid-sized industrial occupiers rather than large single-user tenants. Ground-floor units generally command a premium for loading access and ceiling height, while upper-floor units suit lighter, less logistics-intensive operations such as workshops, storage and light assembly.
≈7,300 – 7,320 sqft
Typical entry-level ground-floor factory unit with loading-bay access; the most frequently transacted size band at Nordix for both sale and lease.
≈20,000 sqft
Larger rebuilt ground-floor bay with ≈5.5m ceiling height, suited to cold-room and cold-storage fit-outs requiring vertical racking clearance.
≈9,800 – 26,000 sqft
Combinable or larger single-tenant bays for occupiers consolidating manufacturing, assembly and warehousing under one roof.
≈2,400 sqft and up
Smaller upper-floor units suited to light engineering, workshop trades and storage-led businesses without heavy vehicular loading needs.
Investment Case
Nordix occupies a well-worn niche in Singapore’s industrial market: an established, functioning B2 estate with genuine occupier demand rather than a speculative or lifestyle-driven asset. Recent transaction data shows sale PSFs clustering in the low-to-mid S$600s, with select units achieving up to the low S$800s, while asking rents have held in the S$2.25 to S$2.60 psf per month range for standard bays. That combination points to a market that is liquid enough for owner-occupiers and small landlords, though not one likely to deliver rapid capital appreciation.
What Works
- Improved connectivity following the Thomson-East Coast Line opening at Woodlands North (TE1)
- Genuine functional demand from cold-storage, logistics and light manufacturing occupiers
- Ground-floor units with loading access and higher ceilings command a clear rental premium
- Established MCST management with an on-site office and a mature owner base
- Rental yields in the mid-single-digit range are broadly achievable on ground-floor units
What to Weigh Carefully
- 60-year leasehold from 2006 means roughly 40 years remain, which will affect financing terms over time
- Building is now well over 15 years old, so mechanical, electrical and roofing due diligence matters
- B2 zoning restricts use strictly to permitted industrial activities, limiting the occupier pool versus B1 or commercial stock
- Limited unit-size variety compared to larger integrated industrial developments
- En-bloc or collective-sale potential is low given the estate’s age, tenure profile and dispersed strata ownership
Who This Suits
Nordix is best suited to owner-occupiers and small business operators running light manufacturing, workshop, engineering or logistics operations who need functional, no-frills industrial space with genuine loading access rather than a showpiece address. Cold-room and cold-storage operators in particular have found the ground-floor bays with higher ceilings well suited to racking and refrigeration fit-outs, and the estate’s track record of similar transactions suggests this segment will remain a steady source of demand. Investors comfortable with the industrial-leasehold asset class, and who understand the financing and exit implications of a shortening lease, may also find the current PSF band and rental yields reasonable for a stabilised, income-generating holding. It is less suited to buyers seeking capital-growth-led plays, businesses requiring B1 or general commercial flexibility, or occupiers who need a very large single floorplate, given the development’s modest and fairly uniform unit sizing.
