Project Overview
Location & Connectivity
Woods Square occupies two adjoining parcels at Woodlands Square, immediately beside Causeway Point and Woodlands Civic Centre. It was the first predominantly office site released in Woodlands Regional Centre, the precinct the Urban Redevelopment Authority has designated as the commercial anchor of the north, and it remains the only strata office address of any scale in that catchment.
Connectivity is the strongest part of the case. A sheltered basement link runs through Causeway Point to Woodlands MRT interchange, served by the North–South Line and the Thomson–East Coast Line, with the bus interchange in the same complex. Woodlands North, terminus of the Johor Bahru–Singapore Rapid Transit System Link, sits one stop away. By road, the SLE and BKE are within minutes and the North–South Corridor will shorten the run into the city.
The amenity base is unusually deep for a suburban office address, because these towers were inserted into an established town centre rather than a greenfield business park. Causeway Point, Woodlands Civic Centre, the Woodlands Street 12 hawker centre and several supermarkets sit within a short covered walk.

Building & Facilities
The development is arranged as four office blocks over a two-storey retail podium: a 16-storey tower holding the bulk of the strata units for sale, an 11-storey tower retained by the developer for lease, and two four-storey blocks housing the Small Office Loft Office units. Floor-to-floor heights reach 4.2 metres, and full-height glazing runs across the typical floor plate.
Shared facilities are closer to a business park than a suburban office block. Occupiers have access to a swimming pool and gymnasium on level five of the SOLO block, roof gardens, end-of-trip facilities and a staffed concierge. Two basement carpark levels provide roughly 316 lots and seven loading bays. Air-conditioning is centralised from Monday to Saturday, with metered extension outside those hours.
Handover condition differs by block, with bare units in the sale tower and raised floors with grid ceilings in the leasing tower, so fitting-out budgets are not comparable across the estate. Buyers should verify strata area and air-conditioning provisions against the title documents.
Unit Types & Floor Plan Notes
Woods Square was planned around small quanta. Roughly 466 strata units were released for sale across the sale tower and the two SOLO blocks, so most owners here buy a single suite rather than a floor.
≈495 – 560 sq ft
The smallest regular units and the most liquid line in the estate. Suits a two to six person practice and keeps the entry quantum near S$1.1 million, but the efficiency penalty from core and corridor is heaviest here.
≈750 – 1,300 sq ft
The workhorse size, wide enough for a meeting room, a pantry and eight to fourteen desks. Full-height glazing keeps planning simple, and this band sees the steadiest leasing enquiry.
≈495 – 1,800 sq ft
Loft-format units in the four-storey blocks, with the added height allowing a furniture platform and more usable volume than the stated area suggests. Attractive to design-led occupiers; low-rise means no skyline outlook.
≈2,500 – 5,300 sq ft
Combined suites or near-whole floor plates for corporates wanting one address. Larger quanta narrow the resale pool considerably, so pricing should reflect a longer marketing period on exit.
Investment Case
The pitch is scarcity plus a dated catalyst. Strata office stock in the north is effectively limited to this one estate, and the RTS Link is a real step change in cross-border access. Against that, entry pricing sits above S$2,000 psf and gross yields have compressed to roughly three per cent, all of it on cash.
What Works
- Only meaningful strata office supply in the northern catchment
- Sheltered basement link to a dual-line MRT interchange and bus interchange
- ≈87 years of lease unexpired, comfortable for bank financing
- No ABSD, no SSD and no restriction on foreign ownership
- Small entry quanta widen the pool of end-user buyers
What to Weigh Carefully
- Gross yields near three per cent, thinner still after outgoings
- The RTS terminates at Woodlands North, not at the doorstep
- Woodlands Regional Centre will add competing office supply over time
- Suburban rents have limited headroom against CBD decentralisation
- Strata resale here is a slow market with few comparable transactions
Who This Suits
This is an owner-occupier building first. Firms with staff living in the north or crossing daily from Johor gain a real commuting advantage, and professional practices, engineering consultancies, IT firms and trading companies already form the tenant mix. As a pure income play it is harder to argue, since the yield sits close to safer alternatives; the case rests on holding through the regional centre build-out. Investors seeking near-term rental growth or a quick exit should look elsewhere.
